For brokers and introducers
Introduce the file. The relationship stays yours.
Watson AM works with finance brokers, debt advisers and introducers across eleven European markets as an origination partner. The deal box is published, a complete enquiry reaches indicative terms within 72 hours, and the terms quoted are the terms your client closes on.
Qualify a file in one glance
From introduction to indicative terms.
Introduce
Open an enquiry on your client's behalf, or email the firm and say you're introducing. A short brief is enough: the project, the asset, the amount and term sought, and the intended exit.
Qualify
A partner reads the file, checks it against the deal box, and comes back with a yes, a no, or the gaps.
Structure
The underwriting committee sets the security, the mortgage, the guarantees, and the order of disbursement.
Terms
Indicative terms in writing, with the structure already agreed, ready to put in front of your client.
Built for the introduced deal.
An introduction spends trust you've built over years, so the questions that matter are practical: will this lender answer quickly, will the terms move once the valuation lands, and is there something credible to put in front of the client.
Watson AM competes on execution. Every submitted file gets a definite answer, the structure is set before terms are issued, and the published case files are written to be forwarded.
One partner on the file, from introduction to repayment.
Each file is checked against the published deal box and answered: qualification within 24 hours, indicative terms within 72. A file that doesn't fit is told so at once, so nobody loses a quarter to a slow no.
The conditions precedent list is agreed up front: what must be verified before close is written down before terms are issued.
Twelve case files are published with facility, jurisdiction, LTV, term and outcome, ready to pass straight to a client.
Cross-border files
The file with few places to go.
A cross-border file often has few credible homes: continental bridging and non-bank development finance remain thin, and a lender that structures across jurisdictions is a short list. Watson AM lends across eleven European markets and builds the deal itself, security, legal documentation and tax included, from Basel and Copenhagen.
The largest published file, a CHF 34'200'000 hotel portfolio across Oslo and Bergen, combined refinancing and new acquisition in a single facility. The fastest, an Oslo bathing facility, reached term sheet within a day. Both are in the case files, with LTV, term and outcome on record.
Introducer questions.
How do I introduce a deal to Watson AM?
Open an enquiry on your client's behalf, or write to contact@watson.am and say you're introducing. A short brief is enough to begin: the project, the asset, the amount and term sought, the sponsor's track record, and the intended exit. Qualification follows within 24 hours.
What happens to my client relationship?
It stays yours. Watson AM works the broker channel as an origination partnership: an introduced project runs through the same process as any other, qualification within 24 hours, indicative terms within 72 hours, and terms that hold to closing.
Which deals fit Watson AM?
The published deal box is EUR 1M to EUR 1bn, up to 80% LTV, short to mid-term, secured against real estate across eleven European markets. Structures cover bridge, development and construction, acquisition, refinancing, renovation, and mezzanine. Real estate and hospitality are the core, and complex files are taken on their merits.
Does Watson AM lend cross-border?
Yes. The firm lends across, but not limited to, eleven European markets and structures the deal itself, including security, legal documentation and tax. Funded deals run through Switzerland, Norway, Denmark, Spain and the United Kingdom.
Why do quoted terms hold?
Because the conditions precedent list is agreed before terms are issued: what must be verified before close is written down first. The structure your client sees at indicative terms is the structure at closing, and the qualified-to-close rate is 100% to date.
