In their words.
Watson moved faster than the three banks we'd been circling for eleven months. Indicative terms on a Tuesday, funded in time for our third drawdown by late summer.
Watson funded three facilities for us in under a year. The value is in the clarity. We know within days whether a deal clears, and what the path to close looks like.
A rare combination of institutional discipline and founder-level responsiveness. The Watson team reads the deal, not the checklist.

Common questions.
What is secured lending?
Secured lending is credit backed by collateral the lender can claim if the borrower defaults. At Watson AM, facilities are typically secured by a first-rank mortgage over the property, registered before any money moves, and, where the deal supports it, a personal guarantee from the sponsor, and in specific cases a bank guarantee.
Is Watson AM for borrowers or investors?
Both. Watson AM runs two doors: borrowers, the mid-market real estate developers and hospitality operators seeking project finance, and investors, the qualified and professional allocators seeking secured exposure. The proof points overlap, the material differs.
Where does Watson AM lend?
Across, but not limited to, eleven European markets: Switzerland, Germany, Austria, Denmark, Norway, Sweden, Finland, the United Kingdom, Spain, Italy, and France. The firm is headquartered in Basel, Switzerland, with a Nordic office near Copenhagen, Denmark.
How quickly can Watson AM move on a deal?
For borrowers, a complete enquiry reaches indicative terms within 72 hours, because the diligence framework is built before the deal arrives rather than assembled per transaction. From there, Watson AM coordinates diligence and execution through to closing and funding.
Does Watson AM work with brokers?
Yes. Finance brokers and introducers across the eleven markets can open an enquiry on a client's behalf. An introduced file runs through the same process, qualification within 24 hours and indicative terms within 72, and the client relationship stays with the broker.
