A developer needs a defined amount for a defined period, usually to build, to finish, or to bridge to a sale. Where a facility suits a number of smaller commitments rather than one large one, we open it to the list.
Participants take a share of the same loan on the same terms. The security recorded for that facility is held for them together, so nobody is left holding a weaker position than anybody else in the case.

As a show of good faith, we always trust every project we bring you with our own capital. Watson AM puts at least 5% of its own capital into every case, on the same terms, the same security, and the same ranking as you.

We bring you a case that has cleared.
When a project passes the full diligence, its case file reaches you: the asset, the security, the loan-to-value, the term and the numbers, all set out before you decide.

You decide, case by case.
Nothing is automatic. You take part or you pass, and every case is your own call, from EUR 10'000 a time.

Your capital returns at exit.
Interest is paid on the schedule set in the case file, and the principal returns at exit. Where a borrower fails to repay, the recorded security is enforced for every participant in the case at once.

Questions about Watson Capital.
What do I hold when I take part in a case?
A share of one loan to one borrower, alongside the other participants in that case. The security recorded for the facility is held for the participants together rather than registered to any one of them, and the case file names what that security is before you commit.
What is the minimum participation?
EUR 10'000 per case. There is no fee to be on the list and no obligation to take part in any case that reaches you.
How is a case secured?
Security is set per deal rather than by a standing formula, usually combining a first-rank mortgage, a personal guarantee from the sponsor, and a bank guarantee where the deal calls for one. What a given facility carries is written in its case file. Every case runs through the same nine-step due diligence pipeline, and loan-to-value is capped at 75%.
What happens if a borrower does not repay?
The security recorded for that facility is enforced, and any recovery is distributed across the participants in that case in proportion to what each put in. Secured lending is not the same as a guaranteed return: enforcement takes time and may not recover the full amount.
Can I get my money back before the term ends?
No. Each case has a defined term, stated before you commit, and capital returns at exit. Watson AM does not offer on-demand liquidity and never presents itself as doing so.
How often will I hear from you?
Only when a project clears diligence and a case file is ready. Expect a handful a year, and you can come off the list whenever you like.
